Here are some ways to discover a place to call home in Telluride and a few things you should expect along the way:

START by writing down a description of your dream home or property on a piece of paper, make sure you include whether you want to be in town or out on the mesas, on the ski trail or down by the river— everything you’re looking for in your future home.

SEARCH my website for possibilities. Look at my Listings section. View the maps. Search the entire MLS to get a better sense of the Telluride market. Sign up for my monthly newsletter which highlights a variety of unique properties. All of these things will help head you down the right path.

CALL OR EMAIL me to discuss your dream property. I’ve got a pretty good sense of everything on the market (and some of the hidden gems off the market) and will be able to help you narrow down your choices to a few select properties. REVIEW the Colorado Real Estate Commissions “Definitions of Real Estate Relationships.” This form defines all of the possible forms of agency between a real estate broker and customer. For a buyer, the two most common forms of broker agency is either Transaction Broker or Buyer Agency, as stated below:


Transaction Broker agency is the most common form of agency in Colorado. It requires no written agreement between broker and customer. As a transaction broker, I would assist you, the customer, through the transaction without being an agent or advocate for you or the seller. I would disclose to you any adverse material facts about the property that I know but, at the same time, I cannot disclose to the seller that you may be willing to pay more than what you offered or disclose to you, the customer, that the Seller might be willing to accept less for the property than its list price.

Buyer Agency requires a written agreement between the broker and client. As the buyer broker, I have a fiduciary duty to work in the best interest of the client/buyer.

NEGOTIATE an offer on the property. Generally, with Telluride real estate, the difference between the list price and sales price is from 5% to 10% but occasionally a more motivated seller will discount to a greater degree or a distinct property will sell for more than price with multiple offers. I will work to get you the best possible price. I have negotiated with clients on properties for more than 17 years.
